Information about Awaab’s Law, a new national legislation designed to keep residents safe.
What Awaab’s Law means for you
When you report damp, mould, condensation or another safety issue, we must follow clear legal steps:
Emergency hazards
These include issues that pose an immediate risk to health or safety.
- Investigated within 24 hours
- Made safe immediately, or you’ll be offered temporary alternative accommodation
- Written update provided within 3 working days of actions taken
Damp and mould
If you report damp or mould in your home:
- Investigation within 10 working days
- Written findings shared within 3 working days of the inspection
- If the issue poses a health risk, the property must be made safe within 5 working days
- Longer‑term repair works must begin as soon as possible, within 12 weeks at the latest

Damp, mould and other hazards can seriously affect your health and wellbeing. Awaab’s Law strengthens your rights and ensures landlords act quickly, communicate clearly, and prioritise your safety every step of the way.
It sends a clear message: your home should be safe, and your concerns should never be overlooked.
What we’re doing to keep you safe
We’ve made changes to make sure we meet the new requirements, including:
- Reviewing our policies and procedures with all Management Providers
- Improving how we track and monitor reported cases
- Increasing communication and written updates throughout every stage
- Developing digital tools to ensure nothing is missed
We’re committed to meeting the timescales set out in Awaab’s Law and ensuring every customer has a safe, healthy home.
Looking ahead
Awaab’s Law will be introduced in phases:
- 2025: Damp, mould and emergency hazards
- 2026: Additional hazards such as excess cold/heat, fire risks, and structural issues
- 2027: All remaining hazards under the Housing Health and Safety Rating System (excluding overcrowding)
