Information on how we check and maintain the fire doors in and around your home.
Fire doors play a vital role in keeping people safe in their homes. They are specially designed to slow the spread of fire and smoke, helping to protect escape routes and giving people more time to get to safety.
Fire doors only work properly if they are in good condition and used correctly. That’s why we regularly check and maintain them, and why our customers’ support is so important too.
Why Fire Doors are Important
Fire doors are a key part of a building’s fire safety measures. When closed, they help to:
- Slow the spread of fire and smoke
- Protect shared areas such as corridors and stairwells
- Keep escape routes clear for longer in an emergency
Even small issues such as damage, missing seals, or doors being wedged open can stop a fire door from working as intended.
What we do to keep fire doors safe
We have a legal duty to make sure fire doors in our buildings are safe and well maintained. To do this, we:
- Carry out regular visual checks of fire doors in communal areas
- Arrange periodic checks of flat entrance doors, where required
- Repair or replace fire doors if they are damaged or not working properly
- Keep records of inspections and any actions taken
- Provide residents with information about fire door safety
Our checks focus on making sure doors:
- Close fully and are not damaged
- Are not altered or tampered with
- Have working self‑closing devices where fitted
We don’t replace fire doors unnecessarily. Existing doors remain suitable as long as they are in good condition and do their job properly.

How can you help to keep fire doors working?
Please do:
Keep fire doors closed, especially in communal areas.
Report any damage as soon as you notice it.
Let us know if a door doesn’t close properly.
Allow access when we need to carry out safety checks.
Please don’t:
Wedge or prop fire doors open.
Remove or adjust door closers, hinges or seals.
Drill into or alter fire doors.
Attach hooks, signs or other items to fire doors.
Even well‑intended changes can seriously affect how a fire door performs in an emergency.
Fire doors inside your home
In some buildings, the front door to your home is also a fire door. This door helps protect shared areas if there is a fire inside your flat.
If your front door is a fire door:
- It must not be altered or replaced without our permission
- Any damage should be reported straight away
- You should not remove self‑closing devices or seals
