Gas Safety
Providing you with information on how to keep gas appliances safe and what we do to help.
Smell gas?
If you think there may be a gas leak:
- Do not use electrical switches or naked flames
- Open doors and windows to let fresh air in
- Turn off the gas supply at the meter if it is safe to do so
- Leave the property immediately
- Call the National Gas Emergency Service on 0800 111 999
- Once you are safe, contact your Management Provider to let them know
Need help or have a concern?
If you have any concerns about gas safety, or think there may be a problem with a gas appliance in your home, report it on My Brolly or contact your Management Provider as soon as possible. If there is an immediate danger, always follow the emergency steps above first.
At L&G, your safety is important to us. Gas appliances that are not working properly can be dangerous, which is why there are clear rules about how gas is installed, checked and maintained in your home.
This page explains what we do to keep your home safe and what you can do to help.
Our Responsibilities
We are responsible for making sure that:
- All gas appliances, pipework and flues that we provide are checked every year
- Gas safety checks are carried out by a qualified Gas Safe registered engineer
- You receive a copy of your gas safety certificate after the check has been completed
These checks help make sure your gas appliances are safe to use and working properly.

Annual Safety Checks
A gas safety check is carried out once every 12 months.
Your Management Provider will contact you to arrange an appointment. It is important that you allow access for this check to take place, as it is a legal requirement and helps keep you and your neighbours safe.
If you miss an appointment, please contact your Management Provider as soon as possible to rearrange it.
Only gas appliances provided by us are covered by our safety checks.
If you have installed any gas appliances yourself, you are responsible for ensuring they are safe and checked regularly by a Gas Safe registered engineer.

What can you do to help?
You can help keep your home safe by:
Letting us in for your annual gas safety check.
Reporting any concerns about gas appliances straight away.
Never using gas appliances that look damaged or are not working properly.
Not blocking or covering air vents or flues.
Please do not attempt to repair or alter gas appliances yourself.

Signs of a gas problem
You should act straight away if you notice:
A strong smell of gas.
Soot or staining around a gas appliance.
A pilot light that keeps going out.
Unusual noises coming from a boiler or gas fire.
Feeling dizzy, sick or unusually tired when appliances are on.
