Lift Safety
Keeping You Safe When Using the Lifts in Your Building.
At L&G, your safety is our priority. We work with accredited lift specialists and managing agents to ensure every lift in our buildings is regularly checked, well maintained, and safe to use. Our approach aligns with national safety standards and best practice guidance to keep our buildings safe for everyone.
How we look after your lifts
Regular Inspections and Servicing:
All lifts undergo statutory inspections and routine servicing to ensure they’re working safely and reliably. These checks cover mechanical components, emergency alarms, lighting, levelling accuracy, doors, and key safety features. These inspections follow recognised standards such as the BS EN 81 series, which covers lift performance and safety.
Monitoring Safety Certificates:
We closely track lift certificates for all our buildings. If a building’s lift is managed by a third‑party provider, we follow up to ensure certificates are completed, up to date, and compliant.
Working with Specialist Providers:
We use trained and accredited lift engineers who carry out maintenance and repairs and who follow strict health and safety standards. Issues such as lift pit housekeeping, lighting, door systems and emergency release mechanisms are inspected and addressed promptly.
Different lifts in our buildings
Some of our taller buildings include specialist lift types designed to support safety during an emergency:
Firefighting Lifts:
Installed according to health and safety standards, these lifts allow trained fire services to take control during an incident.
Evacuation or Self-Evacuation Lifts:
These may support customers with mobility needs during certain emergencies, where building design and safety strategies allow for safe use. Certification and commissioning confirm the lift is safe for these purposes.
What you can expect as our customer
High Safety Standards:
Lift safety checks are a key performance measure for us and part of our wider building compliance programme. Performance is reported in our customer updates, with lift safety remaining a priority each quarter.
Clear Signage and In-Lift Safety Measures:
You’ll see:
- Emergency alarm/communication systems
- Signage advising not to use lifts in the event of fire
- Clear weight limit signage
These features are designed to keep you safe and informed.
Accessible Use:
In some buildings, improved lift technology helps residents with mobility needs enter and exit safely. Modern lifts are designed for smooth levelling to reduce trip risks, particularly for wheelchair users.

What can you do to help?
Keeping lifts safe is a shared responsibility. Please:
Don’t overload the lift or force doors.
Report any unusual noises or movements immediately.
Avoid blocking lift landings or storing items near lift entrances.
Never enter lift machinery areas or pits (these are for trained professionals only).
Follow signage instructions, especially during fire alarms.
Incorrect storage or tampering with lift areas can create fire hazards or mechanical issues.
Transparency and Safety Information
We are committed to sharing clear building safety information with our customers. You can request:
- Lift inspection certificates
- Safety Case Reports (for high‑rise buildings)
- Updates on lift servicing and planned works
Sharing safety information is part of our broader Building Safety and Resident Engagement commitments.
