
Repairs & Maintenance
On this page, shared owners will find useful information on the different types of repairs you might need in your home and what L&G are responsible for.
As a shared ownership customer, it is your responsibility to paint, decorate and refurbish your home. This includes day to day repairs in your home, such as:
- Fixing a leaking tap
- Repairing a radiator
- Replacing a light fixture
- Adjusting a stiff door
- Repairing a broken extractor fan
To make any structural changes, you’ll need to seek permission from L&G through your management provider.
What are L&G responsible for?
L&G, through our management providers, are responsible for keeping the structure and externals of the property in good working order. If you live in a flat, this includes but is not limited to:
- Brickwork
- Roof
- Gutters and downpipes
- Porches and Canopies
- Boundary walls
- Access ways in and out of the property
- Drainage (stacks/ sewers only – please note, issues within the flat are the responsibility of the customer)
The cost of these works will then be split amongst the shared owners proportionally, or taken from the reserve/ sinking fund.
