L&G achieves highest regulatory ratings across all Registered Providers

L&G’s Affordable Homes Division has achieved the highest possible ratings — G1 for governance, V1 for viability, and C1 for consumer standards – across all seven of its Registered Provider entities, following the Regulator of Social Housing’s (RSH) latest regulatory inspection announcements.

This outcome represents the first time the business has been assessed against the consumer standards under the new regulatory framework, and we are delighted to have achieved a C1 rating alongside retaining our G1/V1 grading from 2023. Each of the seven Registered Providers was independently assessed, with all achieving the highest possible outcome — placing L&G firmly among the strongest and most trusted providers in the sector.

Only a relatively small number of housing providers nationally have attained this level of performance across governance, financial strength and consumer service. This result is a clear endorsement of how we operate and the standards we set for ourselves.

A business built with purpose

Since establishing the business in 2018, L&G’s Affordable Homes Division has grown from a small start‑up team without a dedicated office into a national provider that has invested almost £1bn in delivering much‑needed homes across the country. Today, we manage more than 7,000 homes, providing thousands of customers with the security and independence of a place they can call their own.

The RSH’s judgement reflects the strength of our operating model, the quality of service we deliver to customers, and the maturity and discipline we have embedded as the business has grown. It also reinforces the effectiveness of our approach – combining long‑term investment, responsible growth and a relentless focus on people – to deliver outcomes that meet and exceed regulatory expectations.

A shared achievement

This result has been made possible by the collective effort of many. Our property management and delivery partners, the investors who have backed us with confidence, and our exceptional L&G team all play a crucial role in enabling us to deliver for customers every day. Our colleagues across L&G — particularly our enabling teams — are the engine room behind the business, bringing pace, expertise and a shared commitment to helping tackle the housing crisis.

Together, these ratings are a resounding endorsement of the way we operate and the quality of homes and services we provide.

Looking ahead: delivering more, improving always

While this assessment is an important milestone, it is also a platform to go further. We are operating in a challenging environment shaped by economic pressures, rising costs and changing expectations — pressures felt most keenly by customers. That makes it more important than ever that we continue to innovate, adapt and improve, with a clear focus on strengthening customer experience and service delivery.

This regulatory outcome gives us the confidence — and the responsibility — to accelerate improvement already under way across our systems, processes and services, and to demonstrate through action what a modern, high‑quality, well‑managed affordable housing provider can achieve.

We are also exploring new ways to work collaboratively with others across the sector to help meet the country’s housing needs. Our recent long‑term partnership with Hyde Group is one example, combining L&G’s investment strength with Hyde’s national delivery platform to accelerate the supply of high‑quality, sustainable affordable homes at scale.

L&G entered this sector to make a positive contribution and to help raise standards across affordable housing.
