L&G’s affordable housing division shortlisted for Property Week’s RESI awards
27 February 2026
L&G’s affordable housing division has been shortlisted for two categories at this year’s Property Week RESI Awards – Affordable Housing Award of the Year and Deal of the Year. The recognition marks a significant moment for a business that has spent the past few years proving what patient, purpose‑led investment can unlock for communities across the country.
The Affordable Housing Award of Year celebrates organisations that have made real progress in delivering and managing affordable homes – not only in numbers, but in the way they approach affordability, sustainability and long‑term social impact. For L&G, it reflects a year of growth, delivery and a strengthening conviction that affordable housing can – and should – set the standard for quality, choice and stability.
The Deal of the Year shortlist spotlights Perry Barr Village – a complex, high‑profile acquisition of a stalled site that has been transformed into 487 affordable homes through an innovative public‑private partnership. The deal showed how institutionally-backed registered providers like L&G can successfully work with local councils to help unlock regeneration and reshape the future of a community. With support from Homes England and investment from L&G Institutional Retirement, this has become our largest site – financed through a package that gave investors the confidence to back a scheme that would have otherwise not been possible.
Shaun Holdcroft, Head of Affordable Housing, said, “Being shortlisted for both categories is fantastic – it reflects the work of teams right across the business who show up every day determined to deliver for communities. Our mission has always been simple: use the scale and stability of long‑term pension investment to deliver genuinely affordable, high‑quality homes that can serve as a foundation for a secure and stable life.
“Perry Barr Village is a brilliant example of that in action – taking a stalled scheme and turning it into hundreds of modern, affordable homes for families who need them. Across the country, our teams are doing this on sites large and small. We should all be proud of how far we’ve come and even more excited about where we’re going.”
Since launching in 2018, L&G Affordable Homes has grown to manage more than 6,700 homes, with over 3,000 in the pipeline.
We are grateful to all the judges and to Property Week for acknowledging the increasingly important role that institutionally-backed registered providers can play in redefining affordable housing. The RESI Awards celebrate innovation and impact across the sector and we are honoured to stand alongside peers united in commitments to raise standards.
